What was the best decision that you made in 2018 and how did it impact your business?
Staying optimistic. Deals will get done in any market, however, it’s best to focus on the right deals. We have a nervous market, but demand for New York City multifamily deals will always be there. People always need a place to live. When today’s sellers and buyers take the advice of brokers and adjust their price to current market conditions, deals get done quickly. Focusing on those deals definitely paid off this year.
What was your most notable project, deal, transaction or professional achievement in 2018?
CA Rich recently installed a newly-designed combined soil vapor barrier and passive sub-slab depressurization system uniquely retrofitted within an occupied affordable housing apartment building in the Bronx. The system was needed to “clear the air” inside the building attributable to the historical use of the property.

Aligning three commercial owners with renewable conservation measures that made a truly successful impact on their business model and perpetual revenue considerations.
What was the best decision that you made in 2018 and how did it impact your business?
We moved our headquarters from 2,000 s/f in Brooklyn to 5,000 s/f in lower Manhattan. This allowed us to hire experienced talent and expand our team and territory-based approach beyond Brooklyn. For calendar year 2018, we completed 54 Brooklyn property sales (closed and under contract) for $140 million.

The real estate market has changed dramatically from years ago when co-ops were what was in vogue in the real estate market and people worried about being approved by the Board of Directors. What was your most notable project, deal, transaction or professional achievement in 2018?
The complex sale of a funeral home, has been particularly memorable. I never went to law school thinking I would be buying crypts, exporting ashes, and disposing of embalming chemicals.

Food, Fitness and Beauty will continue to be the big three. Online brands will persist in embracing clicks to bricks. Shoppers need a reason to go to the store and brands will continue to up the ante by offering immersive experiences that are exciting and memorable.
