Wolf and Lawrence of Denham Wolf Real Estate represent tenant in 67,706 s/f lease

Denham Wolf Real Estate Services Inc. brokered a 20-year, 67,706 s/f triple-net lease for District Council (DC) 1707. The new home, which the organization has an option to purchase, is located at 414-422 W. 45th St. Paul Wolf and Amy Lawrence of Denham Wolf identified the property and represented the tenant, with Eric Gural of Newmark Knight Frank representing the landlord. Denham Wolf is now also serving as project manager for the $6 million renovation of the property, under the direction of Jon Denham and Ron Innocent. The renovation will be completed by June. "With few deals transacting in midtown, we are proud to have brokered this unique deal on behalf of an important organization," said Wolf, principal of Denham Wolf. "Denham Wolf's core competency is in creatively addressing the real estate needs of nonprofits and this deal will provide the organization with long-term stability. It is symbolically important that there will be a prominent and affordable home for workers in midtown Manhattan and we thank Newmark Knight Frank for being such visionary partners." "Denham Wolf was the right broker for us; the team worked tirelessly to find the optimal space for our operations and they persevered through a complex negotiation. We are very pleased to have our permanent home in midtown and especially grateful that they secured the option to purchase the building which gives us long-term stability." said Raglan George, executive director of DC 1707.
