TerraCRG arranges $8.575 million sale of 9,084 s/f restaurant/beer garden

Brooklyn, NY TerraCRG negotiated the $8.575 million sale of 76 Ainslie St., a retail building housing Ainslie Brooklyn, a multi-level restaurant and beer garden in Williamsburg.

TerraCRG served as the exclusive broker on the transaction, representing ownership through a confidential marketing process that generated significant interest from investors and operators alike. Following a competitive process and extensive market engagement, the property’s longtime operator, Ainslie Restaurant Group, ultimately elected to acquire the asset outright and become the sole owner. The assignment was led by TerraCRG brokers Daniel Lebor, partner and EVP; Dan Marks, CEO; and Thomas Horrigan, associate.

76 Ainslie St. spans 9,084 gross s/f across three levels, with an additional 1,736 s/f of outdoor space. Built-out for high-capacity food and beverage operations, the property includes multiple bar areas and a private-event mezzanine positioning it as a hospitality asset in one of New York City’s most active dining and nightlife corridors. The property also offers long-term redevelopment potential, with flexible M1-2/R6A (MX-8) zoning that allows for multiple future development options, including residential, commercial, or mixed-use uses.

“By taking the property to market through a confidential process, we were able to generate substantial interest and create competitive tension while ownership evaluated multiple strategic opportunities,” said Daniel Lebor. “Throughout the process, the existing operator recognized the long-term value of the asset and ultimately made the decision to acquire the property outright. The transaction speaks to both the strength of the Williamsburg market and the unique positioning of the property itself.”

Williamsburg continues to experience strong residential demand, supported by high rental absorption, premium condominium pricing, and ongoing neighborhood growth, making the site attractive to both investors and developers seeking long-term upside.

Positioned blocks from the North 6th Street and Bedford Ave. retail corridors, 76 Ainslie St. benefits from exceptional visibility, strong pedestrian traffic, and proximity to McCarren Park, one of the city’s premier recreational destinations. The property is also within walking distance of the L subway line at Lorimer St. and the G subway line at Metropolitan Avenue, providing access to Manhattan and throughout Brooklyn.
