Brooklyn, NY Industry City (IC), the 35-acre mixed-use innovation campus in Sunset Park, closed 10,000 s/f of new leases with robotics and hard-tech companies Möbius Industries and Alquist Robotics, in transactions brokered by CBRE’s Kyle Zarba and Conor Krup.
The latest activity reflects continued demand from innovation-driven companies seeking flexible offices, collaborative workspaces, and a campus environment that supports growth across engineering, robotics, manufacturing, and technology sectors.
Möbius Industries will relocate from Cambridge, Mass. to an office and lab space at IC. The startup is focused on developing next-generation systems designed to modernize recycling infrastructure and rethink how resources are recovered, processed, and reused. The company selected Industry City for its ability to support both office and lab functionality within a collaborative innovation ecosystem.
“They’re reimagining recycling, they’re reinventing resources. Möbius wanted to be somewhere that would reinforce their brand and ensure their physical space aligned with their ambitions — The Industry City campus was the perfect candidate,” said Zarba. “From the ability to combine traditional office space with lab capabilities, the diverse roster of creative and entrepreneurial occupiers, and robust list of food, beverage, retail, and amenity offerings, we were certain Mobius would be in great hands.”
Zarba also represented Alquist Robotics in a new 3,000 s/f lease as part of its relocation from the Brooklyn Navy Yard to Industry City. Founded by MIT alum Daniel Wang and former Apple Machine Learning Engineer Daniel Havir, the robotics startup is focused on next-generation automation technologies for retail stores.

The campus is home to a growing roster of robotics and engineering-focused companies, including Cohesive Robotics, which works with companies like NVIDIA to create AI-enabled robots capable of modernizing manufacturing through integrated robotic arms and advanced software systems, and Ultra Robotics, which builds AI-native robots that automate repetitive warehouse tasks like order packaging and sorting for e-commerce operations, among other innovation-focused tenants.
Leasing opportunities at Industry City range from small offices for mid-sized businesses and solo entrepreneurs, large office spaces with a variety of floor plans, tailored storefronts and turn-key retail spaces, all the way to industrial buildings for production studios and laboratories for biosciences. The unique campus is home to more than 700 businesses.
