Stern of Studley arranges 9,000 s/f lease

The American Lung Association has signed a long-term lease to occupy a 9,000 s/f portion of the eighth floor at 14 Wall St., situated between Broadway and Broad St. The Lung Association will be relocating from 61 Broadway. Jarod Stern, associate director for the international commercial real estate services firm Studley, represented the Lung Association. Built in 1912, 14 Wall St. is a 37-story, 956,624 s/f property tenanted by, among others, Skidmore Owings & Merrill, Time Warner Telecom, Bank of America, and the New York Stock Exchange, Inc. Brad Gerla of CBRE represented Capstone Equities. Attorneys in the transaction were Robert Churchill, Esq. and Robert Swetnick, Esq. of Eaton & Van Winkle, LLP for the American Lung Association, and Jonathan Scheinberg, Esq., who acted in-house for the landlord. "This was a prudent and perfect move for the Lung Association," said Stern, "because of favorable economics and the move to brand new built-out space. The landlord, Capstone Equities, was particularly cooperative, making every effort to accommodate our client's timeframe and requirements." "We are delighted to be able to remain downtown where we've been based for seven years," said Charles Connor, president and CEO of the American Lung Association.
