SL Green inks 163,000 s/f lease with Clay at 11 Madison Avenue

Manhattan, NY SL Green Realty Corp. has inked a new 10-year, 163,095 s/f lease at 11 Madison Ave. with Clay, an AI Sales growth stage company that surpassed $100 million ARR in Q4. Clay will occupy the entire 14th and 16th floors, together with a part of the 15th floor. With the addition of the Clay team, the building has achieved 100% leased occupancy.

“We are excited to welcome Clay to 11 Madison Ave.,” said Steven Durels, executive vice president and director of leasing and real property at SL Green. “Demand for large blocks of space in high quality buildings remains robust.”

“New York has been Clay’s home since we first started, and 11 Madison is where we’re going to build the next chapter. The team is growing fast, we’ve crossed 100M in ARR, and we needed a home that matches that ambition. I can’t wait to see what we create here,” said Kareem Amin, Clay’s CEO founder co-founder.

11 Madison Ave. is a 2.3 million s/f, 30-story office tower located on a full block between Park Ave. South and Madison Ave., and 24th and 25th Sts. The building is adjacent to Madison Square Park with close proximity to the surrounding neighborhood’s many restaurants, shopping and upscale hotels. It has a tenant roster including UBS, Sony, William Morris Endeavor, Suntory and Pinterest. 11 Madison Ave. is also home to the 3-Michelin-Star restaurant Eleven Madison Park.

Clay was represented in the transaction by Aaron Ellison, Derek Feinman, and Adam Spector of Newmark. The landlord was represented by Brian Waterman, Brent Ozarowski and Eric Harris of Newmark.
