1411 Bdwy. caps leasing campaign following $100 million modernization

Manhattan, NY 1411 Bdwy., a Class A Midtown office tower co-owned by The Swig Company, has executed new lease commitments with Zeta Global, Republic Clothing Corp. and Amorepacific totaling 182,044 s/f. The transactions cap 566,000 s/f of leasing activity over the past 18 months, raising the building’s projected year-end occupancy to 90%, fueled by a $100 million repositioning.

CBRE’s Paul Amrich, Neil King, Emily Chabrier and Kelly Tipton represented ownership in the transactions and worked alongside Hines, the building’s asset, property, and experience manager, on the broader leasing campaign. 

“We set out to reimagine 1411 Bdwy. for how companies actually want to work today, and the response has been extraordinary. With the rooftop amenity still to come in 2028, the best of this building’s story is still ahead of us,” said Connor Kidd, president and CEO, The Swig Co., on behalf of ownership.

Among the most recent deals, Zeta Global signed a new 10-year lease spanning 50,522 s/f across the entire 38th and 39th floors, as the firm doubles its footprint and relocates its N.Y.C. headquarters to the building. Michael Mathias of Cushman & Wakefield represented Zeta Global.

Republic Clothing Corp. committed to a 15-year direct lease for 81,000 s/f encompassing the entire 5th and 34th floors and a portion of the 6th floor. The tenant was represented by Scott Weiss of Savills. 

Amorepacific will relocate its headquarters to 50,522 s/f with a 10-year term at 1411 Bdwy. The firm was represented by John and William Akleh of Sido New York.

“1411 Bdwy. is a strong example of how strategic investment and active asset management can reposition a well-located building to meet the needs of today’s tenants,” said Jason Alderman, senior managing director at Hines. 

“The leasing momentum reflects the quality of the improvements ownership has made and our shared focus on delivering an exceptional tenant experience while creating long-term value.”

Amrich said, “1411 Broadway is a truly rare asset, encompassing 1.2 million s/f across an entire city block in the heart of Manhattan and situated at the center of three transportation hubs, it combines extraordinary scale, accessibility and potential in a way that is increasingly rare in today’s market.”

1411 Broadway has undergone a comprehensive capital improvement program. Completed enhancements include a fully renovated Broadway plaza, a new entrance and façade, upgraded elevators and building infrastructure, new windows throughout, and a redesigned double-height lobby featuring a hospitality-inspired arrival experience. The lobby is anchored by a striking monumental scale artwork by Yaacov Agam, a 70-foot terrazzo bar and complemented by blue vegan leather banquettes, custom-stitched carpeting and integrated greenery throughout the space.

Construction of a rooftop destination is underway, featuring an outdoor terrace, conferencing facility, and tenant lounge areas. The amenity is expected to be completed in early 2028.

Additional leasing activity at the property includes Jacques Moret’s 64,000 s/f renewal and Withum’s 15-year lease renewal and expansion for 57,004 s/f across the entire ninth floor and a portion of the 10th floor. Jacques Moret was represented by Michael Beyda from Benchmark, and Withum was represented by Chris Mansfield and Patrick Moroney of CBRE.

USA Legwear, which previously occupied space at the property through a sublease, signed a 12-year direct lease for 101,488 s/f at the end of 2025 and has since expanded to a total footprint of 132,641 s/f. The tenant was represented by Michael Beyda of Benchmark Properties.
