Skyline Developers handles multiple leases totaling 113,69 s/f

New York, NY Skyline Developers (Skyline), the New York and New Jersey-based development firm owned by the Wilf family, has completed a series of leases at the centrally located 1040 Avenue of the Americas.

Throughout the pandemic, despite tenant uncertainty, Skyline has completed 13 transactions totaling 82,427 s/f. Notably, Skyline took the initiative to build three full 12,000 s/f floors, the 3rd,12th, and 20th floor - on speculation with both upscale, pre-built office suites and custom built-to-suit spaces, creating 34,000 s/f of turnkey office space to meet the anticipated new needs of tenants in the market. All of the space was leased as it was designed and pre-built. Completed leased include:

  • Accounting firm Bonadio & Co. LLP has leased more than 12,007 s/f for the entire 3rd floor for an 11-year term. The Newmark team brokered the deal on both sides.
  • Spivak Lipton LLP, a law firm specializing in protecting employees, unions and benefit funds, has taken the building’s entire 20th floor, totalling 9,750 s/f, with a 10-year commitment. The tenant was represented by David Hoffman of Cushman and Wakefield.
  • Law firm Meirowitz & Wasserberg, LLP leased a portion of the 12th floor. The 5,448 s/f lease has a 10-year term.
  • The American Committee for Shaare Zedek leased the full 23rd floor, totaling 6,901 s/f, also for a 10-year term. Gabe Marans at Savills represented the tenant.
  • Accounting firm Sax and Company LLP, leased the entire 16th floor, 12,007 s/f. Represented by Jason Schwartzenberg of Savills and Seth Hect of JLL.
  • Software development company Brightidea, Inc. leased 4,382 s/f across a portion of the 18th floor for a five-year term.
  • Orion Global Solutions, LLC, a technology management firm, leased 2,807 s/f. Newmark brokered the deal on both sides.
  • Financial services firm Augustin Partners, LLC leased 5,065 s/f across a portion of the 7th floor for a 7-year term. Ben Bloomenthal of Noah and Company represented the tenant.

Additionally, Skyline, together with Newmark, worked with existing tenants to restructure and extend several leases, totaling 36,074 s/f.

  • Legal services firm Update, Inc leased 19,238 s/f;
  • FJA US leased 12,007 s/f;
  • Exec-Comm, a leadership training firm, leased 4,520 s/f;
  • Media company Outdoor Sportsman Group leased 7,540 s/f;
  • Consulting firm Sharp Decisions leased 3,789 s/f; and
  • AWH Brookhollow extended its lease, taking 8,218 s/f.
