Schindler Elevator signs 23,000 s/f lease at Durst Organization’s 1133 Avenue of the Americas

Manhattan, NY The Durst Organization made public that Schindler Elevator Corp. has signed a lease for 23,000 s/f, taking the full 28th floor of 1133 Avenue of the Americas. Schindler has moved the company’s corporate New York office to the Bryant Park neighborhood.

“Available office space is in short supply in the Bryant Park neighborhood and The Durst Organization recently invested $350 million in the submarket, including a $40 million renovation of 1133 Avenue of the Americas. We welcome Schindler and know that their employees will enjoy all that the property and neighborhood have to offer,” said Jody Durst, president of The Durst Organization.

Anchored by public transit and amenities, the Bryant Park submarket continues to have low office availability. Large class A office towers in the district have only 6% vacancy, among the lowest in the city, while the upper floors (above the 28th floor) have only 2% availability.

“It is an honor to move into this class A, LEED Gold building; where we not only installed the original elevators and modernized them over the years, but also have proudly maintained this equipment since the building opened,” said Schindler senior vice president Michael Chatterton. “This office move marks another milestone in our longstanding partnership with The Durst Organization. Our decades of collaboration includes the installation and maintenance of 56 elevator and escalator units at the iconic One Bryant Park, as well as the recent impressive elevator modernization with Schindler PORT Technology at 1155 Avenue of the Americas, The Durst Organization’s new office.”

With a limestone façade and sleek modernist lines, 1133 Avenue of the Americas is a presence overlooking Bryant Park. In partnership with Skyline Robotics and Palladium Window Solutions, 1133 Avenue of the Americas is the only skyscraper in the world utilizing a robotic window cleaning system.

The 1.1 million s/f Class A tower is 45 stories tall, located on Avenue of the Americas between West 43rd and 44th Sts. in Midtown. Durst invested $40 million in capital improvements for the enhancement of the soaring travertine lobby accented by a striking LED sculpture by Leo Villareal, destination dispatch elevator controls, new elevator cab interiors, a new heating plant, and a newly landscaped outdoor plaza. Other property features include 5,000 s/f of green roofs and exclusive landscaped terraces. 1133 is certified LEED Gold under LEED v4 Existing Buildings: Operations + Maintenance.

Other tenants at 1133 Avenue of the Americas include Charles Schwab, Bank of America, Interactive Brokers, ING Financial Holdings, Patterson Belknap Webb & Tyler, Take 2 Interactive, the National Basketball Players Association, and Steinway & Sons.

The Durst Organization was represented in house by Tom Bow, Rocco Romeo, and Nora Caliban. Schindler was represented by Andrew Grabis, Erik Schwetje, Nate Solomon, and Nicholas Solomon of Mohr Partners, Inc.
