Newmark arranges global flagship retail lease for MAC Cosmetics at 579 Broadway in SoHo

Manhattan, NY Newmark Retail arranged a new 5,325 s/f retail lease at 579 Bdwy. in SoHo. The transaction welcomes global beauty brand MAC Cosmetics, which is relocating from 506 Bdwy. and will occupy the ground floor and lower level of the five-story property.

Executive vice chairman Ariel Schuster, senior managing director Michael Paster and director Logan Ryan represented the landlord.

The leased premises include 3,825 s/f on the ground floor and 1,500 s/f of lower-level storage, featuring more than 22 ft. of Bdwy. frontage, grandfathered flagpole signage and visibility.

“This transaction underscores the continued strength of SoHo’s retail market, where premier storefronts remain highly sought after by leading global brands,” said Paster. “579 Broadway’s exceptional visibility, strong pedestrian traffic and unparalleled co-tenancy made it a natural fit for MAC Cosmetics.”

Located on the west side of Broadway between Prince and East Houston Sts., 579 Broadway comprises approximately 58,000 s/f and occupies a highly visible position along one of New York City’s most heavily trafficked retail corridors. The property is surrounded by a mix of leading global retailers, including Prada, Arc’teryx, H&M, Free People Movement, Pandora, Athleta, The North Face, Wilson, Madewell and Aritzia. It also benefits from seven-day-a-week pedestrian traffic and convenient access to multiple subway lines.

Cushman & Wakefield’s Mike O’Neill, Jason Greenstone and Taylor Reynolds represented MAC Cosmetics.
