S. Rudin and Keating of Rudin Management secure 4,000 s/f lease for The Drama League Theatre Center

In yet another striking example of its remarkable ability to create the ideal environment for cutting edge content providers, 32 Avenue of the Americas, the renown Tribeca media and communications building owned by the Rudin family, is the new home of The Drama League Theatre Center. The legendary 98-year-old theatrical institution has relocated from 520 Eighth Avenue to a new state-of-the-art facility created on the lobby level of the historic former AT&T Building, which the Rudin family has spectacularly rewired and transformed over the years into a leading headquarters building for companies in the advertising, digital and new media and telecommunication fields. The newly built-out Drama League facility comprises 4,000 s/f of offices together with theatrical space in the form of a "black box" theatre. Samantha Rudin, a vice president of Rudin Management and a member of the Drama League's Board of Directors, played a key role in bringing the highly respected theatrical institution, which helps directors, playwrights and actors pursue and hone their artistic talents, to 32 Avenue of the Americas. "The Drama League's West Side lease was running out and they needed to find a new home that could house their offices and a theatre," said Rudin. "Rudin was able to work out a 5-year lease for the League to meet their budget requirements. Tom Keating of Rudin Management represented the building's ownership in the leasing transaction. No outside brokers were involved. "Bringing the Drama League's offices and Theatre Center to 32 Avenue of the Americas is great for our building, great for our neighborhood and the entire downtown district, great for our city, and great for the theatrical community," asserted Bill Rudin, Co-Vice Chairman and CEO of Rudin Management, the operating arm of Rudin Family Holdings. "We were happy to be in a position to make it happen." The centerpiece of The Drama League Theater Center is The Stewart F. Lane and Bonnie Comley Studio Lab, a flexible-use creative space for the development of new plays and musicals for Broadway, Off-Broadway, and for leading theatres around the country. It will house workshops, readings, classes, open rehearsals, symposia, panel discussions, and the new Drama League Resident Artists Program, where selected directors and their collaborators will cultivate new works for the theatre. Tony award winning actress Judith Light and other Drama League members happily participated in a recent ribbon cutting ceremony that formally opened the eagerly awaited Studio Lab facility. The 1.2 million s/f office tower at 32 Avenue of the Americas boasts a state-of-the-art infrastructure that includes access to primary and emergency power sources, redundant HVAC systems, fuel storage capacity, access to over 50 networks and floor loads designed to support the needs of today's media and communications companies. Tenants at 32 Avenue of the Americas include Clear Channel Communications, Dentsu Network, Cambridge University Press, New York University, Qwest, Bartle Bogle Hegarty, T-Mobile and Verizon.
