Newman and Zaccagnino of Malkin Properties rep landlord in 7,720 s/f lease; BLSTEL signed a five-year direct lease at 500 Mamaroneck Avenue

BLSTEL Holdings, LLC has chosen 500 Mamaroneck Ave. as its headquarters, according to Jeffrey Newman, executive vice president of Malkin Properties, the building's marketing and managing agent. BLSTEL, which had been a sub-tenant at 500 Mamaroneck, has signed a five-year direct lease for the 7,720 s/f it occupies on the fourth floor. "My client's positive experience as a subtenant at 500 Mamaroneck, combined with its appreciation for the property's convenient location, broad array of amenities and high level of management services, all factored into its decision to convert to a long-term direct tenancy with Malkin Properties," said Nick DeLuca of Signature Group, who brokered the deal for the tenant along with Signature's Mark Jacobs. Focusing on emerging US and international markets for mobile, local, and international calling, BLSTEL manages billions of minutes annually. The company currently has carrier, mobile and distribution operations in the US and Africa, and is busy expanding its reach into Europe. "When international companies choose to base their operations at our Trophy properties, it reflects well on the superior quality of our buildings and our responsive, hands-on management," said Newman, executive VP of Malkin Properties. "We look forward to having BLSTEL as a long-term tenant." Newman and senior leasing associate Kimberly Zaccagnino represented the landlord. 500 Mamaroneck Ave. is a five-story, 285,000 s/f, multi-tenanted office building. The building, comprising dual "center core" pods, subdivides well for multiple users within each pod, with unit size availabilities from 1,100 s/f. A recipient of The Office Building of the Year Award (TOBY) from the Building Owners and Managers Association (BOMA) of Westchester County, 500 Mamaroneck features on-going building wide enhancements, including recent upgrades within the fitness center; in-house concierge service; Café 500 dining facility and catering service; a tenants-only fitness center with locker room facilities; tenants-only multimedia conference facility; free on-site parking; 24/7 on-site security; a broad range of telecommunications systems; an ATM; "park-like" landscaping; and tenants-only shuttle service to the Mamaroneck train station. Malkin Properties is the real estate management, marketing and acquisition arm of the Malkin family, which has commercial, retail, and residential operations in 15 states. The company's portfolio of suburban trophy office buildings totals 1.85 million s/f of space in Westchester County, N.Y., and in Fairfield County, Conn.
