H3 Hardy Collaboration signs 10,779 s/f at Rudin Family's 55 Broad Street

The Rudin Family has just completed a full floor office lease with a nationally prominent architectural firm at 55 Broad St. in the lower section of the borough. H3 Hardy Collaboration Architecture LLC has signed a 10-year, 10,779 s/f lease comprising the entire 19th floor of the 30-story, 400,000 s/f building for its New York headquarters. The company, which is known for its work on such notable local projects as the restoration of Pier A, the Brooklyn Academy of Music and Lincoln Center Theater, expects to relocate from 902 Broadway in the Flatiron District in the second quarter of 2015. Scott Vinett and Michael Higgins of JLL represented H3 Hardy in the long-term transaction, while Kevin Daly, vice president of commercial leasing at Rudin Management, represented the building's ownership in-house. Asking rents were $44 per s/f. The high tech tower, New York's first totally wired office building is designated Platinum Wired Certified for best in class connectivity. The building is currently 95% leased. H3's space will be mostly open with ceiling heights close to 12 feet, exposed concrete floors and outstanding light and views. Other notable tenants at 55 Broad Street include Lightower, Align Communications, Incisive Media, Carnegie Mellon, Cornell University and NYU Polytech. Rudin Management Company is a full service real estate organization managing the interests of the Rudin Family, which owns and manages one of the largest private property portfolios in New York City. Among its real estate holdings are 16 office buildings containing approximately 10 million square feet of space and 20 apartment buildings comprising over four million square feet of residences. Known for its understanding of the integration of technology into real estate, the Rudin Family has also partnered with the media giant Thomson Reuters in developing their North American headquarters at 3 Times Square. The company also owns and manages 32 Avenue of the Americas, a 1.2 million-square-foot office tower that the Rudin Family rewired and transformed over the years into a leading headquarters building for companies in the advertising, digital and new media and telecommunication fields.
