H3 Hardy Collaboration signs 10,779 s/f at Rudin Family's 55 Broad Street

The Rudin Family has just completed a full floor office lease with a nationally prominent architectural firm at 55 Broad St. in the lower section of the borough.
H3 Hardy Collaboration Architecture LLC has signed a 10-year, 10,779 s/f lease comprising the entire 19th floor of the 30-story, 400,000 s/f building for its New York headquarters. The company, which is known for its work on such notable local projects as the restoration of Pier A, the Brooklyn Academy of Music and Lincoln Center Theater, expects to relocate from 902 Broadway in the Flatiron District in the second quarter of 2015.
Scott Vinett and Michael Higgins of JLL represented H3 Hardy in the long-term transaction, while Kevin Daly, vice president of commercial leasing at Rudin Management, represented the building's ownership in-house. Asking rents were $44 per s/f.
The high tech tower, New York's first totally wired office building is designated Platinum Wired Certified for best in class connectivity. The building is currently 95% leased. H3's space will be mostly open with ceiling heights close to 12 feet, exposed concrete floors and outstanding light and views.
Other notable tenants at 55 Broad Street include Lightower, Align Communications, Incisive Media, Carnegie Mellon, Cornell University and NYU Polytech.
