ABS Partner's 210 Eleventh Avenue reaches 100% leased; Launches first student art program exhibit

Full-service commercial real estate firm ABS Partners Real Estate, LLC recently brought 210 Eleventh Ave. to full occupancy after securing three transactions, totaling 6,091 s/f on the seventh and ninth floors of the office and gallery building, located a few feet from the High Line in West Chelsea. Furthering that milestone, a first-of-its kind exhibition, featuring art produced by New York City Public School students, was completed in the building's lobby thanks to a partnership with ArtsConnection and the Building Arts Curatorial Program. The installation, Reflections of New York, sought to bring the work of student artists into a New York City building and neighborhood at the forefront of the creative and fine arts scene. "Bringing 210 Eleventh Ave. to 100% occupancy this quarter demonstrates the continued race for space in West Chelsea isn't slowing down, especially the closer you are to the High Line where availability is very limited," said Audrey Novoa, senior managing director at ABS Partners. "Companies across the city, particularly media, fashion- and art-focused firms, want to be in a distinguished neighborhood where they are constantly inspired by other companies, artists and designers. We aimed to create a like-minded community of creative tenants within 210 Eleventh Avenue so that companies could not only access culture right outside the building's doors, but within the office, too." "This lobby curation at 210 Eleventh Ave. is reflective of the building's creative make-up and serves as a connection point between young, talented art students from New York City and the established artists located upstairs," said Cindy Farkas Glanzrock, founder of Building Art Curatorial Program. "Being featured within an ABS lobby is a major steppingstone and portfolio-builder for these teen artists. Their work will be seen by hundreds of serious art dealers, well-known publishers and prominent leaders of the art, fashion and design industries who walk through the office and gallery building every day." In the recent transactions at 210 Eleventh Ave., asking prices were in the mid-$50 per s/f range. ABS Partner's Audrey Novoa and Joseph LaRosa represented the landlord in the deals, which include: * Karla Otto, Inc., an international public relations agency for luxury, fashion, beauty and art clients, signed a five-year, 3,042 s/f lease to expand its offices, which are also located in a building across the street. Stuart Siegel of CBRE represented the tenant in the transaction. * Edition Schellmann, Inc., a publisher of contemporary prints, wall art and art books, signed a two-year, 1,552 s/f lease to renew its office space within the building. ABS's Novoa and LaRosa represented the tenant as well as the landlord in this transaction. * VProud, LLC, a video social network that aims to create dialogue between women, signed a two-year, 1,497 s/f lease for an office space it plans to use for video-production. Tungsten Property represented the tenant in the transaction. The artwork being unveiled at 210 Eleventh Ave., Reflections of New York, is the first Student Art Program exhibition in a commercial lobby in the Chelsea Art Gallery District. The art installation presents a diverse collection of photography, collage and mixed media by high school students who are part of ArtsConnection's Student Art Program. Building Art Curatorial Program curated and coordinated the installation which displays a vibrant landscape of life in New York City. Each work was selected for its unique perspective and articulation of the students' interests, including architecture, fashion and portraiture. 210 Eleventh Ave. is an 11-story office and retail building that features 24/7 access, an attended lobby, recently upgraded elevators, windows and electrical service. The building is located in the Chelsea Art District, within walking distance of the High Line and Chelsea Piers Complex. The building offers superb Hudson River, Statue of Liberty and Manhattan skyline views.
