Rockland County IDA assists CSS in move of manufacturing facility to Haverstraw

At a ribbon cutting ceremony, Rockland Industrial Development Agency (IDA) executive director, Steven Porath joined Elisha Tropper, CEO of Cambridge Security Seals (CSS) as well as town, county and school board officials to officially welcome CSS to its new Pomona-based facility. With the assistance of the Rockland IDA, CSS, a manufacturer and distributor of tamper evident, tamper resistant, and high-security loss prevention seals, invested $4 million in site acquisition and renovation of its new 25,000 s/f manufacturing facility that also serves as its R&D center and houses its executive offices. Relocating its operations from Brooklyn, CSS will generate $65,000 in annual property taxes and add 35 new jobs. "This project demonstrates how the IDA strengthens the county's ability to react to the needs of businesses and in doing so, build the economic foundation we need to continue to enhance the quality of life in Rockland," said chairman Dranoff. "The Rockland IDA provided the guidance and information we needed to make a good relocation decision as well as identified compelling reasons why this location makes good business sense for us," said Elisha Tropper, Cambridge Security Seals CEO. "The IDA has shown that they are not only committed to our business as it is today, but our vision of the future as well. This new facility is the physical representation of our industry leadership and our focus on technical excellence." Scott Vanderhoef, Rockland County Executive said, "The IDA is the mechanism that provides the Town and the County the wherewithal to retain the quality corporations that form our economic base. I am confident that with the IDA's assistance, Cambridge Security Seals will be able to operate a successful business that will create new jobs and ultimately benefit the taxpayers because of the increased tax ratable. The Rockland IDA continues its path of outstanding achievement." "I am so pleased that Cambridge Security Seals has chosen to move its operations to the Town of Haverstraw," said Howard Phillips, Town Supervisor. "This is another positive result of the collaborative efforts of the IDA, the Town and the school district to promote a healthy economic foundation for the County." "We worked closely with the IDA and the Town to assess the needs of Cambridge Security Seals and are delighted that our partnership resulted in a PILOT agreement that enabled CSS to establish a presence in Rockland and implement their long-term growth strategy," said Ileana Eckert, Superintendent, North Rockland Central School District. In addition to state and local incentives, Cambridge Security Seals will also receive incentives provided by Orange and Rockland Utilities, including O&R's Economic Development Rate for electric delivery service. The Rockland IDA provides financial incentives to retain, expand and attract business in Rockland County. Incentives include state and local sales tax exemption, mortgage recording tax exemption, tax exempt bond financing and a real property tax abatement program. IDA Members, who serve as volunteers, include: Eric Dranoff, Esq., Chair; Howard Hellman, Secretary; Timothy Riley, Treasurer; and Catherine Nowicki. The IDA does not receive any public funding and operates solely from the fees it generates. The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
