CIREB membership elects new 2009 officers and directors

At its annual meeting of the CIREB membership, members voted and approved the following for officers: Paul Bulmer (Vanguard Fine) as president, Donald Noland (CBRE/Albany) as VP, and Kevin Parisi (Trinity Realty Group) as secretary/treasurer. The membership also voted and approved the following for directors: Susan Anderson Touhey (The Anderson Group), Alex Kutikov (Vanguard Fine) and Jessica Richer (Realty USA). An installation ceremonies luncheon will take place in January at Wolferts Roost Country Club, Van Rensselaer Blvd. at a date and time to be determined. CIREB's December's marketing session was hosted by Schuyler Brokerage Corp. in a 13,000 s/f space available in the Bethlehem Town Center - 241 Rte. 9W, Glenmont. Offered at $9 NNN, this class A retail space sits between PetSmart and Metro Mattress along with Panera Bread, Five Guys and more with ample parking. The plaza has a direct entrance at a traffic light and is shadowed by Super Wal-Mart and Lowes. This exploding corridor to Bethlehem offers convenience and service to the retail market. According to MONEY Magazine, Bethlehem is in the top 25 Great American Towns. MONEY Magazine and CNN/Money spent months looking for areas "where you would want to raise your children and celebrate life's milestones." Thanks to its low crime rate, high scores in education, low commute time, access to arts and leisure and more, the town ranked twenty-second in the country as a Great American Town. The town is situated on the west bank of the Hudson River, bordering the capital city of NYS. Its location at the crossroads of the northeast and just minutes to the NYS Thruway allows for easy access to New York City, Boston and Montreal, all of which are hours away by car or rail. Upcoming Marketing Sessions CIREB's upcoming marketing sessions include the following: * Thursday, January 8 will be hosted by TL Metzger & Associates. Albany mayor Jerry Jennings is scheduled to speak to the membership at a location to be determined. * Thursday, February 5 will be hosted by Vanguard Fine. * Thursday March 5 will be hosted by The Howard Group. * Thursday April 2 will be hosted by Picotte Companies. * Thursday May 7 will be hosted by Omni Development. The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
