Williams Real Estate negotiates 69,603 s/f

Williams Real Estate, a FirstService Co., has negotiated a lease renewal and expansion for the Nature Publishing Group at One Hudson Sq., located downtown. Under the terms of the new lease, the tenant has agreed to occupy the entire 69,603 s/f 9th floor-16,534 s/f more than its current occupancy level. Nature Publishing Group agreed to an eight-year term on the lease and plans to occupy the additional, already-built space by the end of this year. Asking rents in the building are in the low $50 range. "This significant renewal and expansion builds on our 16-year relationship with parent company Macmillan Publishing," said Leon Manoff, executive managing director of Williams Real Estate, a FirstService Company. "We helped the Nature Publishing Group explore many different options, but expanding within their current location ultimately made the most sense for them." One Hudson Square is owned by Trinity Church. Robert Constable of Cushman & Wakefield represented the landlord. Williams Real Estate is the New York area hub of FirstService Commercial Real Estate. The company is a leading provider of specialized Realty services, including leasing, property management, investment advisory services development, construction management, mortgage brokerage, tenant representation and institutional management. With more than 160 real estate services professionals and offices in Manhattan, N.J. and Connecticut, Williams advised on more than $3.4 billion in sale, lease and capital markets transactions over the last 12 months. The firm manages more than 16 million s/f of prime commercial property.
