The expiration of the Affordable New York Housing Program (421a) will drastically diminish the industry’s ability to construct new rental housing and greatly exasperate the city’s housing affordability crisis, which ultimately affects New Yorkers of all income levels. 

What person, project, transaction or market trend had the greatest impact on your industry this year?  The rising interest rate environment had the greatest impact on the commercial real estate market in 2022.

What person, project, transaction or market trend had the greatest impact on your industry this year? The federal Inflation Reduction Act and New York’s Local Law 97 incentivize greenhouse gas emission reductions.

What person, project, transaction or market trend had the greatest impact on your industry this year? I have found that rising interest rates have increased pressure on building owners, investors, developers, and many other players in the industry.

What person, project, transaction, or market trend had the greatest impact on your industry this year? As technology has become more advanced, many tech companies have been looking to reduce their office space needs.

What person, project, transaction or market trend had the greatest impact on your industry this year? The rise in interest rates amidst elevated inflation and economic uncertainty has undoubtedly had a large impact on the sector.

Addressing climate change in municipal housing What was your greatest professional accomplishment or most notable project, deal, or transaction in 2022? Yonkers Housing Authority broke ground on a 60-unit senior building, La Mora, that will be built to passive house standards.

What was your greatest professional accomplishment or most notable project, deal or transaction in 2022?  Closing a $ 71 million deal in Tampa, Fl. while interest rates increased two times since the deal went under contract.
