North Charleston, SC The Kalikow Group, a fourth-generation, New York development and management firm based in Westbury, NY, along with EYC Companies of Folly Beach, SC, has officially begun leasing on 4830 Wescott Apartments, a newly-constructed, 182-unit multifamily community located at 4830 Wescott Blvd. A ribbon cutting ceremony was recently held to mark the occasion and a website to market the project was launched earlier this year.

What was your most notable project, deal, transaction or professional achievement in 2018?
Although we did a number of larger transactions, the most notable project/achievement was the building we sold at 229 East 60th Street. The $8,800,000 was within 1% of our asking price, and an incredible premium over market. Comps in the area topped out at around $1,100 per foot. The owner was quite pleased that we were able to sell this at close to $1,600 per foot, over 22 times rent and a 2.7% cap rate.

CA Rich recently installed a newly-designed combined soil vapor barrier and passive sub-slab depressurization system uniquely retrofitted within an occupied affordable housing apartment building in the Bronx. The system was needed to “clear the air” inside the building attributable to the historical use of the property.

My New Year’s resolution is a standard which is to try and improve my health by losing some weight and exercising more. I am also going to try to be more patient with the assessment of different situations on projects and with issues that arise on a project.

This year after hundreds of cold calls and many proposals I was able to sign up my first listing. When I first spoke with the seller, he explained that his properties were under contract and that I should follow up with him in a few months for a 1031 Exchange.

During this past year, the most successful Cost Segregation Study we performed for one of our Real Estate Investors that generated $151,962 of tax savings. We performed eleven other studies averaging $47,713 savings per client at an average fee of only $4,275 per client for a 1,116% average ROI.
