Sabre Real Estate Group LLC opens first N.Y.C. office in Brooklyn

Sabre Real Estate Group LLC, the New York metropolitan area's fast growing independent retail brokerage, has opened its first New York City office - in Brooklyn. Sabre, based in Garden City, Long Island, opened its new Brooklyn office at 256B Flatbush Ave., in Park Slope, not far from the Barclay's Center. "Our new office is strategically located in one of the fastest growing retail markets in the New York Metro area," said Jayson Siano, managing principal of Sabre. Siano and principal Scott Sher are leading the firm's outer boroughs team, which is working with several national retailers to design their expansion strategies through the boroughs. The team also is assisting several local and national property owners to maximize the value of their assets. "Brooklyn is the hottest market for retail development of New York City's five boroughs," said Jayson Siano, "Major retailers and national restaurant chains are opening throughout Brooklyn and we see numerous mainstream brands clamoring to get into the borough as it continues to attract an influx of affluent residents. The market is simply under retailed and there are more and more residences being built. The demand for retail will only continue to increase over time." Siano said, "Our core focus is being a true one-stop destination for tenants and property owners in the New York Metro area. We have successfully built a team of expert brokers who individually focus solely on a specific borough. In the brokerage business you are only as good as your local knowledge and track record. If we are not good or great at something we will simply not take it on, we have worked very hard to establish our good reputation and credibility". National retailers have been flocking to the borough, and Flatbush Avenue, in particular, from the Manhattan Bridge to Grand Army Plaza, has become a highly sought-after commercial artery with a new Shake Shack under construction across from the Barclays Center. Other Brooklyn neighborhoods, such as Gowanus and Williamsburg, where Whole Foods has one store and plans another, respectively, are also gaining national retailers' attention. Founded in 2011 by Siano and Kenneth Breslin, a well-known retail real estate scion on Long Island, Sabre's current staff of 30 brokers has been making significant deals throughout Long Island, Brooklyn, Queens, Manhattan, Staten Island and New Jersey. Among Sabre's national clients are Anthony's Coal Fired Pizza, Bare Burger, Balducci's, Blink Fitness, Bonefish Grill, Chocolate Works, Chop't, City MD, Denny's, Flywheel, Maggiano's, Massage Envy, Pet Valu, Sally Beauty, Starbucks Coffee, Teavana, Wendy's and a host of others. The firm's roster of landlord and developer clients is a virtual who's who of national and regional giants.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
