Hess, Shalumov and Pechlivanides of TerraCRG complete $2.85 million sale
According to TerraCRG, one of Brooklyn's leading commercial real estate brokerage firms, Adam Hess, partner and senior vice president of TerraCRG has closed on the sale of 6024 Fifth Ave. in the Sunset Park neighborhood. The sale was handled by Hess and his team, senior associate Sam Shalumov and associate Chris Pechlivanides.
The seller was Gilbert Zuckerman and the buyer was Hua Wei Chen.
The 9,250 s/f mixed-use building is located on the corner of 61st St. and Fifth Ave. The 25' wide property is comprised of six apartments and two commercial units. The building is located on the border of Sunset Park and Bay Ridge in Sunset Park's Fifth Ave. retail corridor.
The property sold last month for $2.85 million, which equates to $308 per s/f and $356,250 per unit.
"We were pleased that we were able to exceed the owner's expectations by achieving a sale price in Sunset Park exceeding $350,000 a unit. We think this sale is an indicator of renewed investor interest in Sunset Park resulting from Jamestown Properties' investment in Bush Terminal into innovation and light manufacturing facility," said Hess.
