S&W Redevelopment awarded COC from NYSDEC for 42-acre former contaminated industrial site

S&W Redevelopment of North America, LLC (SWRNA), a member of South Hill Business Campus, LLC, received a Certificate of Completion (COC) from the NYS Department of Environmental Conservation (DEC) for its 42-acre former industrial site. The site contained solvent contamination (primarily in groundwater) as a result of its past industrial uses. After thoroughly characterizing the site, SWRNA implemented a remediation strategy in 2008 which included In-Situ Chemical Oxidation (ISCO). The building was also retrofitted to mitigate any potential soil vapor intrusion. The campus is a 70-acre former industrial site containing a 270,000 s/f former manufacturing facility. Of the 70-acres, 42 were included as the "brownfield site," which makes it one of the largest sites ever taken through the BCP and to receive a COC. During clean up, the property remained active with new tenants being added to the facility. The building is 75% leased and contains a mix of tenants that include professional office, light industrial, financial and high tech start ups coming out of Cornell University. Future plans for the site include expansion of the building and further development on the balance of the property. COC's are awarded by the state, under NYSDEC's Brownfield Cleanup Program (BCP), for sites where clean up is complete. SWRNA became a member of South Hill Business Campus as the environmental partner in 2004 and entered the property into the BCP in 2005.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
