Lee & Associates NYC arranges 7,487 s/f lease on behalf of building ownership as Treeswift expands headquarters to 256 West 38th St.

Manhattan, NY According to Lee & Associates NYC, Treeswift Inc., an AI-powered infrastructure technology company helping electric utilities modernize field operations, has relocated its New York headquarters to 256 West 38th St. after signing a four-year lease for 7,487 s/f — the entire 11th floor. The transaction reflects the continued strength of AI-driven companies as a source of office leasing demand across the city.

Treeswift has expanded its operations beyond its Philadelphia office and is expected to move into its new Midtown headquarters this August, marking an important step in the company’s continued growth. Although the terms of the transaction were not disclosed, the asking rent for the space was $39 per s/f.

Daniel Rodriguez of Buchbinder Warren LLC represented the tenant in the transaction. Todd Korren, principal, executive managing director, and Noah Caspi of Lee & Associates NYC represented the landlord, Hakimian Organization. 

Treeswift develops AI-powered software, LiDAR and sensor technology that helps electric utilities collect and analyze field data to improve infrastructure inspections, vegetation management, construction planning, wildfire mitigation and storm response.

“Artificial intelligence companies have become one of the most active drivers of office leasing demand in Manhattan, but they are not all looking for trophy towers,” said Korren. “As these businesses grow, they are seeking efficient, well-connected headquarters that support collaboration, attract talent and provide long-term value. Treeswift’s relocation reflects that trend. The company found a full-floor opportunity that offers an outstanding Midtown location, exceptional transit access and the flexibility to support its continued growth.”

Treeswift selected 256 West 38th St. because of its full-floor layout, access to Penn Station and several major transit lines, and the value the property offered. The location provides employees and visitors with access from throughout the New York metropolitan area while positioning the company in Midtown’s Penn Plaza/Garment District.
