Manhattan, NY Rudin, a full-service real estate organization and one of New York City’s largest private owners, operators and developers of first-class real estate, has signed a current tenant SFA Agency LLC to grow its footprint at One Battery Park Plaza, its 35-story, 800,000 s/f office tower.
SFA Agency, an affiliate of Northwestern Mutual, will now occupy 14,071 s/f on the 25th floor in a 10-year lease extension. A tenant at One Battery Park Plaza since 2023, the financial services company will expand by 5,170 s/f and relocate from its current offices on the 33rd floor of the building in early 2027.
“SFA Agency’s long-term extension and expansion is a direct reflection of our commitment to superior customer service,” said Kevin Daly, vice president of office leasing at Rudin. “As evidenced by the leasing success this year and reaching virtual full occupancy at One Battery Park Plaza, there remains a strong and growing market appetite for well-located and high-quality office space in Lower Manhattan.”
Daly represented building ownership in the transaction. Scott Vinett of Savills represented SFA Agency. With SFA’s expansion, Rudin has now secured almost 90,000 s/f of new leases and extensions at One Battery Park Plaza this year with tenants including Industrious, Woods Bagot, the New York City Independent Budget Office and Radancy. These deals bring the building to 99% leased.
“SFA Agency’s decision to expand and extend at One Battery Park Plaza reflects both the continued growth of its business and the strength of the building as a long-term workplace solution,” said Vinett of Savills. “The new space offers exceptional light, views and the quality ownership and building environment for SFA Agency’s next phase of growth.”
Constructed by the Rudins in 1971 and featuring a renovated Italian marble lobby, One Battery Park Plaza offers sweeping views of the New York Harbor, the Statue of Liberty, Ellis Island, Governors Island, and The Battery.
Tenants have access to the Rudin Experience app, an all-in-one digital platform for onsite tenant events, exclusive promotions, property information and seamless mobile badge access. The building has achieved the WELL Health-Safety Rating, is WiredScore Platinum certified and utilizes Nantum AI, the world’s most advanced building operating system. Nantum AI focuses on using artificial intelligence to improve efficiency, decrease carbon emissions and optimize tenant comfort.
