Jack Resnick & Sons welcomes six new tenants to 250 Hudson St. - bringing Hudson Square to 99% occupancy

Manhattan, NY Jack Resnick & Sons has completed119,000 s/f of new office and retail leases at 250 Hudson St., bringing occupancy at the Hudson Square office tower to 99%.

Four of the six new transactions encompass full office floors, each totaling 27,780 s/f.

Marketing agency Croud International signed a 16-year lease for the building’s entire ninth floor and will relocate from its current offices at 101 Sixth Ave.

Production company Pro Media is expanding its Hudson Square presence with a 15-year lease for the tower’s entire 5th floor and is expected to occupy the space this summer.

Construction permitting firm Greenlite expanded and relocated within Hudson Square earlier this year, signing a three-year lease for the building’s entire fourth floor.

Galareana Holdings signed an 11-year lease and plans to occupy the building’s entire third floor by the end of 2026.

Additionally, MBH Architects relocated from its Tribeca office at 50 Hudson St. and signed a six-year lease for 5,529 s/f on a portion of the tower’s seventh floor.

On the retail front, luxury wellness studio Body Observability will open its first location at 250 Hudson St. in a 2,314 s/f retail space under a five-year lease. The membership-based concept offers non-clinical health and lifestyle assessments designed to provide members with wellness insights tailored to high-performance lifestyles.

“These new tenants represent a wide range of industries and reflect the broad appeal both of this building and Hudson Square,” said Jonathan Resnick, President of Jack Resnick & Sons. “Since the 1960’s we have seen this neighborhood go from a printing and publishing district to a home for the City’s leading TAMI tenants, and it remains a premier destination for New York City’s prominent growth industries.”

Located in the heart of Hudson Square, the 394,424 s/f 250 Hudson St. is one of two former printing and manufacturing buildings acquired by Resnick in the 1960s and subsequently redeveloped. Resnick also transformed 250 Hudson’s sister property at 315 Hudson St., which serves as a significant component of Google’s Hudson Square campus.

250 Hudson St. features a striking limestone and marble lobby, high ceilings, polished terrazzo floors, and a trendsetting rooftop amenity available to all tenants. The award-winning 10,000 s/f rooftop offers landscaping, comfortable seating, and views of New York City, including the Hudson River and Lower Manhattan. The property has achieved LEED Gold certification, WiredScore certification, and the EPA’s Energy Star designation.

Notable tenants at 250 Hudson St. include the Writers Guild of America, Edelman, TMRW and Lieff Cabraser Heimann & Bernstein. A limited number of retail storefront opportunities remain available.
