Rosengarten of Leslie J. Garfield & Co. brokers $5.995 million sale; Reps both buyer and seller of the 5,100 s/f, 10-unit property

Leslie Garfield & Co., Inc., sold 57 East 82nd St., a five-story, 5,100 s/f 10-unit limestone townhouse located on the north side of 82nd St. between Madison and Park Aves. The property, which was delivered vacant of all tenancy, is on a lot 16 ft. by 102 ft., and contained five studios and five one-bedrooms, a garden, a terrace and many original details still intact. The property was held at $5.995 million. This property was owned by the same family since 1959 when it was bought as a one-family home and converted into 10 units. It originally came to market with Garfield in October, 2009, at a higher price, and after eight months on the market, and multiple offers, the owner decided to take the building off the market and continue renting the apartments. In September, 2010, the owner re-listed the property with Garfield at a reduced asking price and within several weeks of marketing the building, there were multiple competing offers on the table.
