Roos of Colliers International arranges 85,000 s/f lease for UN Women

Colliers International has arranged a 10-year, 85,000 s/f lease for UN Women at 220 East 42nd St., known as "The Daily News Building." The organization will occupy floors 17, 18 and 19, as well as a portion of the fourth floor, pending completion of build out, scheduled for this summer. SL Green is the building owner. Andrew Roos, vice chairman/principal in the New York Tri-State operations of Colliers International led the leasing efforts. Steve Durels, Larry Swiger and Chris Gulden of SL Green, represented the building owner in the UN Women. "The formation of UN Women is historic. This is a global agency whose principal function is to advocate for women's rights around the world," said Roos. "Several UN agencies have occupied space in the building over many years. They are terrific tenants who bring the prestige of the United Nations to an already impressive tenant roster. SL Green worked diligently and creatively with us over several years to repopulate the building with multiple UN agencies—a big win for all involved." Space first became available at 220 East 42nd St. when UNFPA, a long-time tenant, relocated last year to 605 Third Ave., vacating 125,000 s/f across multiple floors. In a separate transaction, Roos then arranged for UNDP to lease floors 21, 22 and 23 at 220 East 42nd St. With the UN Women lease, the entirety of the former UNFPA space in the building is now leased to UN agencies. These floors will be modernized and configured to accommodate both UN Women's and UNDP's specific needs. Located between Second and Third Aves., 220 East 42nd Street is a 37-story Class A office tower with a landmarked lobby featuring a rotating globe made famous in the Superman television series of the 1950s and continues to attract visitors from around the world today.

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
