Lee & Associates' Steinberg and Schultz exclusively market 18,000 s/f retail block-front in Williamsburg

The New York office of Lee & Associates NYC LLC (Lee NYC) is marketing a divisible 18,000 s/f space at 76 North 4th Street, between Wythe Avenue and Berry Street, in Williamsburg. Currently under construction on the ground level of a dazzling new mixed-use, adaptive re-use development in the former circa 1930s Williamsburg Lewis Products Building, the space features soaring ceiling heights of up to 20 feet and is located between two retail corridors that have recently labeled the "center of cool." Lee NYC Managing Director and Principal Garry Steinberg and Director Jaime Schultz hold the exclusive agency for the retail space, which is being developed by Jacob Toll with Cayuga Capital Management. "This is one of the greatest retail opportunities we have seen in Williamsburg," said Steinberg. "The ceilings soar to double-height, it is block-long space perfectly positioned between two of the area's most important destination streets and the ownership is flexible on how to divide it." Asking rents range between $125 and $150 per s/f and the commercial space is scheduled for occupancy in late fall 2014. Earlier this year, independent bookstore and Soho staple McNally-Jackson signed on as the building's first retail tenant with a 3,600 s/f store. Neighboring retailers include the newly leased J. Crew, Blue Bottle Coffee, Whole Foods, New York Sports Club, and 40,000 s/f of shared office space at WeWork. Toll said, "We have a clear direction on the types of businesses we want here. We're not interested in selling out the neighborhood for a buck." The building will feature 83 luxury residences, many with outdoor space. The three-bedroom duplex units on the top of the six-story building will also include gas-burning fireplaces and private terrace cabanas. Among the other distinct amenities currently planned are a sunset deck with bocce court and vegetable garden. Lee NYC is one of the leading retail brokerages in Williamsburg. Steinberg has been responsible for leasing space at 247 Bedford Avenue, 92 North 6th Street and 132 Bedford Avenue, among many others.
