
Moorestown, NJ Brennan Investment Group (Brennan) completed the recapitalization of two portfolios containing 22 buildings and totaling 1,176,122 s/f in Moorestown, and Nashville. Notably, the transaction marks Brennan’s third recapitalization of the Moorestown buildings, demonstrating the firm’s ability to create long-term value through strategic asset management, while providing liquidity opportunities for investment partners. The newly combined portfolio includes 20 buildings in Moorestown and two buildings in Nashville spanning 116 acres.
The portfolio is 94% leased and consists of functional class B industrial buildings, with an average suite size of 16,100 s/f, serving a diverse mix of industrial tenants in two of the nation’s strongest infill industrial markets.

Brennan originally acquired the Moorestown portfolio in 2017 and has invested in capital improvements and operational enhancements throughout the business park. The firm has continued to reposition the assets by reducing excess office buildouts, improving functionality, and capturing rental rate growth as leases expire.

Located within the Greater Philadelphia industrial market, the Moorestown properties provide access to downtown Philadelphia as well as to I-295 and the New Jersey Tpke. Brennan owns and operates over 3.2 million s/f throughout the Philadelphia MSA.
The Nashville portion of the portfolio, Harding Commerce Center, consists of two industrial buildings located just south of downtown near Nashville International Airport with access to I-24. The infill location offers connectivity to one of the Southeast’s fastest-growing industrial markets and provides upside through strategic leasing and capital improvements.

The combined portfolio features buildings constructed between 1974 and 2000 with modern functional clear heights up to 26 ft., an excellent loading ratio, and flexible suite configurations that appeal to a broad range of industrial users. Brennan will continue executing its value-add strategy through strategic capital improvements, leasing initiatives, and hands-on property management.
