Koeppel Rosen negotiates five new apparel tenants at 1 East 33rd St.

Manhattan, NY According to Koeppel Rosen LLC, five new apparel tenants have committed to leases at 1 East 33rd St., the Midtown South/Madison Square District hub for showroom, office, technology and creative media tenants. The 160,000 s/f Midtown South Manhattan office property has 100% office tenancy. For Koeppel Rosen LLC, Max Koeppel negotiated the new office transactions at the property on behalf of ownership.

Among the newest tenants taking office space at the property will be Q4 Designs, an apparel company that provides an innovative, growth-driven experience for our brand partners and retail customers. Q4 will occupy 26,054 s/f of office space for its U.S. headquarters on the 4th and 5th floors of the property.

In addition, European Home Designs LLC, a pet products company whose products are created from the finest hand selected materials and fabrics available on the market today. The firm inked a lease for 13,027 s/f and will relocate its operations from 148 Madison Ave. in the Midtown South submarket. European Home will build a state-of-the-art space with showrooms, meeting rooms, private office and kitchen pantry.

Next, Home Décor Company Franco Manufacturing also committed to 6,894 s/f direct lease for office space. One of the leading manufacturers in the industry.

To round out the leasing Regal Jewelry leased 13,027 s/f in a relocation and Jem International relocated in the building from 12,500 s/f to 18,624 s/f.

Built in 1913, 1 East 33rd St. has been updated with wood and concrete floors and loft-like ceilings. 1 East 33rd St. is located across the street from the Empire State building and features a new lobby and 24-hour access.
