Conley of Conley Assocs. arranges 18,320 s/f lease

The Capital District Educational Opportunity Center (EOC) has maintained a facility on North Russell Rd. for 30 years. When the Capital District EOC's lease was expiring, Conley Associates was hired to aid school officials in establishing its requirements, researching available properties and negotiating a lease transaction. Officials decided that only the institution's current property, 30 Russell Rd., and another within close proximity, would be considered. After reviewing all information returned from the owners of both properties, the Capital District EOC decided to execute a new 10-year lease with the current landlord, Lenox Realty, Inc. The school also obtained renovations to the 18,320 s/f space, which were completed in the fall. Zac Conley, CCIM, of Conley Associates brokered the deal. The Capital District EOC is a state-funded educational institution managed by Hudson Valley Community College. It offers tuition-free academic and workforce development opportunities to eligible adult learners. Conley Associates, one of the Capital Region's only exclusive tenant/buyer representative, also provides advisory services, design services, and construction supervision to commercial real estate clients.
