CBRE | Syracuse secures $3.05 million in sales and brokers 40,788 s/f; includes $2.05 million sale by Dowd and Rupprecht

According to Michael Finn, managing partner of CBRE | Syracuse, the firm arranged the following sales totaling $3.05 million and leases totaling 40,788 s/f: * Senior brokers Martin Dowd and Mark Rupprecht, CCIM, exclusively brokered the $2.05 million investment sale of 1224 W. Genesee St., Syracuse. Blue Trail Properties, LLC, purchased the 35,601 s/f office/flex/warehouse property, which has been occupied by Eastern Copy Products, a Xerox company, since 1989. * Larry Van Der Bogart represented the buyer, Kenwood Commercial Properties, LLC, in the $425,000 sale of 163-181 Kenwood Ave., Sherrill. The 98,000 s/f facility was previously owned and operated by silverware manufacturer Oneida Ltd. The new owner is planning to redevelop the property into office and residential units. COR Brokerage represented Oneida Ltd. in the transaction. * Dowd represented the buyer, Lola Properties, in the $360,000 sale of 100 E. Seneca St., Manlius. The company is relocating its appraisal business, Armory Square Valuation Services Inc. Owner Shauna Teelin sold the 5,377 s/f office building known as Liberty Square, which was previously occupied by Hunt Real Estate. * Rupprecht, CCIM, and Van Der Bogart exclusively brokered the $215,000 sale of the Elmwood Presbyterian Church, 1640 South Ave., Syracuse. The 19,853 s/f church was purchased by Mt. Pleasant Missionary Baptist Church, which relocated to the larger building from another Syracuse location. * Dowd represented the tenant Sedgwick CMS in the lease of 14,363 s/f of office space at Widewaters VIII, 5784 Widewaters Pkwy., DeWitt. Sedgwick CMS, which relocated from One Park Place, Syracuse, is a provider of claims, productivity and managed care solutions, as well as risk consulting and other services. JF Real Estate represented the landlord Equity Commonwealth. * Peter Finn, executive vice president, and Dowd represented the tenant, William Graber, MD, PC, in the lease of 12,311 s/f of medical office space at 125 Business Park Dr., Utica. Graber, a bariatric surgeon, will move in this month to the suite on the first floor of the class A professional office building located in the heart of the Utica Business Park. John Murphy and Jeff Foster of Summit Realty Management, LLC, represented the landlord. * Donald French represented the tenant, Dunbar Armored, in the lease of a 6,528 s/f commercial building at 6263 E. Taft Rd., North Syracuse. This is the first location in the Central New York area for Dunbar Armored, an armored car service with locations across the country. OnSite Companies is renovating the building with May 1 as the anticipated move-in date for the tenant. Pyramid Brokerage Company was the listing agent. * Finn and Rupprecht, CCIM, negotiated the lease renewal of 1745 Black River Blvd., Rome, on behalf of Goodyear Tire & Rubber Corp. Goodyear is using the 7,586 s/f property as an auto service center. Finn & Rupprecht also represented a preferred developer in the acquisition of a site for Goodyear in Watertown.
