3t receives two design awards for Albany projects from AIA of Eastern New York

"The scale and modulation of the front façade is thoughtful, simple and clear. The restraint in articulation is masterful, with few elements utilizing subtle variations in the tall and short projecting window features. Facade elements are authentically rendered." "...a skillful interior with a restrained palette of wood, metal and glass. The colors and furnishings create a warm and well-proportioned dining environment. Lighting design is skillful. Simplicity and consistency of interior and exterior materiality and detailing complement the exterior building form." These are just a couple of comments by AIA ENY's 2009 Design Awards' jury panel. 3t received design awards for 2 Albany projects - Creo' Restaurant in Stuyvesant Plaza and the Lofts at Bryn Mawr; metropolitan condos near Albany Memorial Hospital. Creo', which is in the process of becoming one of the first LEED certified restaurants in New York, was completed in October of 2008. Originally, a Howard Johnson's, Scott Townsend, principal and founder of 3t, worked with White Management to redevelop the antiquated restaurant into Mangia. Fifteen years later, the structure was razed to make way for White Management's next restaurant incarnation: Creo. 3t and White Managements' mutual goal was to create a unique-to-the-area, cosmopolitan restaurant with qualities of warmth, vibrancy and charm, while exuding a certain mystique. It feels correct and stimulating and also receives a nod for its eco-friendliness. Many of the materials used are either recycled, recyclable or from sustainable sources, including the roof which provides a surface for grass and vertical landscaping. The Lofts at Bryn Mawr also exemplifies cosmopolitanism, offering a bird's eye view of Albany's skyline. Nine townhouse units have been completed offering privacy, two-car garages, and loft-style living with master suites. Optimal light orientation, views, and an efficient layout and design provide a setting comparable to places found on Manhattan's Upper East Side. Michael Crisafulli, owner of Crisafulli Associates and developer of Bryn Mawr, said, "They [3t] worked very closely with us to develop a design that is unlike anything else in the Capital Region - creating an urbane living experience that maximizes the natural and beautiful views from the site." 3t is honored to have been chosen among so many talented architects and impressive projects. AIA Eastern New York reports that there were 27 submissions, doubling their entries from the previous two years. The Design Award Reception was held the evening of February 11th at AIA Eastern New York's headquarters in the Arts Center on River St. in Troy. Over 100 people were in attendance for the official unveiling of the awards. 3t is a collaborative design group committed to the creation of meaningful spaces, buildings and neighborhoods. The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
