USGBC-LI to hold Building Green Gala on April 28

The L.I. chapter of the USGBC will host its third-annual Building Green Gala on April 28, at the L.I. Marriott and Conference Center. At this event the USGBC-LI will honor Michael Dowling, president and CEO at North Shore Long Island Jewish Health System. Leslie Segrete, star designer and host of The Money Pit radio program and soon to appear on $100 Makeover on the A&E television network, will be the MC for the event. The gala will begin with a cocktail networking reception followed by dinner and award presentation to Dowling. The event will include a silent auction, raffle and multimedia presentation of notable green building projects on Long Island. "The Long Island chapter of the US Green Building Council has grown from a small group of hard working individuals into the region's leading green building organization. Our gala is a celebration of green building on Long Island. There is no better individual to recognize than Michael Dowling of the North Shore Long Island Jewish Health System. Mr. Dowling has spearheaded programs to have 22 North Shore-LIJ projects registered for LEED certification. This is proof of his commitment and leadership in the green building sector," said Art Desin, USGBC-LI gala committee chair. "At the North Shore-LIJ Health System, we have been advocates for 'green building' and creating energy-efficient facilities for many years. With more than 20 projects registered for USGBC LEED certification, we are continually working to incorporate sustainable, efficient building practices in our health system's 14 hospitals and dozens of other facilities. While I'm truly honored to be recognized by the USGBC, this award is really a recognition of North Shore-LIJ's continuing commitment to green building," said Michael Dowling, president and CEO at the North Shore-LIJ Health System. "The USGBC-LI Annual Gala is an opportunity for us to bring to people's attention our green building mission, a mission many share and which benefits all Long Islanders. We are dedicated to working to enhance our quality of life by improving the environmental standards of the structures we build, and the environment in which we all live, work and play. We salute Mr. Dowling's decision to allow the USGBC's LEED Rating System guide the design and construction of all work throughout the Health System," said Vince Capogna, LEED AP ID+C and USGBC-LI Chapter chairman. Funds raised by this event will go to support the USGBC-LI's mission to improve quality of life for Long Islanders by enhancing the structures that are built. Specifically, the organization seeks to fund annual scholarships and support its many educational programs. Gala sponsorships and raffle donation opportunities are available. Sponsors will receive recognition online throughout 2010, in Long Island print publications, and at the event itself. The deadline for sponsorships is Friday, April 16.

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
