Two Trees Management brokers thirteen new leases signed in DUMBO totaling 26,000 s/f

Brooklyn, NY Two Trees Management Co., a family-owned real estate development firm, completed thirteen new office leases in DUMBO, all signed in Q4 of 2025: Edit Church, Mammoth Projects, Apply Stickers, Helium AI, Asinc Systems, Biographer, Starling Architecture, View Source, Index Robotics, Neal Beckstedt Studio, MHI Studio, Peterson Rich, and Revise Robotics. Totaling 26,000 s/f, these leases bring Two Trees’ annual total to over 200,000 s/f in new deals in DUMBO and over 325,000 s/f across the city, which is more than 50% of the commercial leases in the borough in 2025.

At 45 Main St., Edit Church signed a lease for 4,224 s/f; View Source signed a lease for 1,792 s/f; Neal Beckstedt Studio signed a lease for 1,318 s/f; MHI Studio signed a lease for 1,452 s/f; and Peterson Rich signed a lease for 3,040 s/f. At 55 Washington St., Mammoth Projects signed a lease for 1,100 s/f, Helium AI signed a lease for 905 s/f, and Starling Architecture signed a lease for 1,072 s/f. At 20 Jay St., Apply Stickers signed a lease for 1,590 s/f; Asinc Systems signed a lease for 1,486 s/f; Biographer signed a lease for 1,466 s/f; Index Robotics signed a lease for 3,370 s/f; and Revise Robotics signed a lease for 3,090 s/f. 

Alyssa Zahler, managing director of commercial leasing, Elizabeth Bueno, director of leasing, Nicole Serras, associate director of commercial leasing, and Jarad Winters, director of leasing, represented Two Trees in-house.

Two Trees signed over 200 new leases and renewals to-date last year, including design studios like Snøhetta, Sage & Coombe Architects, Batliboi Studio, Jamie Perez Herrera, Peterson Rich, among others. This month, Bjarke Ingels Group (BIG) renewed its lease for the firm’s 50,000 s/f headquarters at 45 Main St., making it the largest deal of the year in DUMBO. Architecture and design firms continue to join this vibrant creative community, which was officially designated as New York City’s newest design district in May, fostering opportunities for collaboration with proximity to the talent base that has cultivated.

“DUMBO’s rise as a creative hub is fueling real leasing momentum,” said Elizabeth Bueno, director of leasing at Two Trees. “Companies are drawn to its flexible, industrial-style offices and proximity to Brooklyn’s talent base, making the neighborhood an increasingly strategic choice for innovators.”

DUMBO has evolved into one of New York City’s most dynamic residential, office, and retail destinations. Artists, designers, and innovative companies continue to flock to DUMBO, drawn to its thriving art scene, picturesque cobblestoned streets, waterfront access, and historic loft buildings and converted warehouses that remain authentic to the neighborhood’s history as a former industrial district. As businesses grow, they increasingly choose to grow in DUMBO; a clear trend has emerged where companies expand their footprint within the neighborhood rather than leave it. This pattern of long-term commitment reinforces DUMBO’s reputation as a community that supports creativity, scalability, and sustained momentum.
