Total Quality Assurance International increases leased space at Uniland’s 8 Dona St. to 108,000 s/f

Lackawanna, NY Total Quality Assurance International (TQAI), who said last fall that they would lease 81,000 s/f at Uniland Development Company’s 8 Dona St., has increased its total leased space to 108,000 s/f. TQAI, which recently took occupancy at 8 Dona St., now occupies more than two-thirds of the new industrial warehouse building in Renaissance Commerce Park.

“We saw the direction our business was headed and how demand has continued to grow locally,” said Joe Wolkiewicz, chief operating officer for TQAI. “It just made sense to expand now at this dynamic facility before the space was taken. The building and its location are well situated to enable our company’s continued momentum in Buffalo.”

Headquartered in Flushing, Michigan, TQAI specializes in engineering, logistics, warehousing, quality control, quality inspection services, packaging and rework. TQAI established its Buffalo operations in 2011 and employs 45 people locally. The company currently occupies 53,000 s/f of industrial and office space at 375 Commerce Dr. in Amherst, which is also owned by Uniland.

“Responding to the growing demand for industrial space, Uniland is proud to partner with TQAI, an innovative company in their field, to help them enhance their operations here in Western New York,”said Michael Montante, CEO for Uniland. “As the building’s anchor tenant, TQAI demonstrates the momentum Renaissance Commerce Park has for the region’s industrial segment.”

After breaking ground in October 2021, Uniland began construction at 8 Dona St. on the single-story industrial building which features 36-foot clear height and generous column spacing. The location is intended to serve as a hub for manufacturing, warehousing, logistics and trucking operations. Uniland has plans for a second spec building, adjacent to 8 Dona, at 2 Steelworkers Way. Both industrial facilities include options for customized interior buildouts for first-generation tenants. Uniland is the first developer to work in partnership with the city on Renaissance Commerce Park’s emerging status as a light industrial commerce park.
