The Everlance app helps real estate professionals this tax season by Alex Marlantes

Everlance automatically tracks user mileage and other expenses for easy tax reporting. This “set it and forget it” app is ideal for real estate professionals and can also be used to report mileage and expenses used in showings and daily operations.

According to the Realtor Magazine, real estate professionals drive 3.6 billion miles every year–which is worth nearly $2 billion in tax write-offs. However, a lot of those miles go unreported and dollars are never claimed due to lack of awareness of tracking apps such as Everlance.

Everlance is a GPS-based mileage and expense tracking app that tracks your savings as you drive. Simply install the app, enable GPS, and watch your savings grow with every business trip it catches. The interface also allows users to categorize their trips and send reports to their accountant, all directly from the app.

Mileage isn’t the only thing that Everlance helps track either. Real estate professionals can also record business expenses and any other costs which can be utilized when reporting taxes. This is perfect for ensuring that client lunch or those expenses that go into each listing, like advertising, get written off at the end of the year. There’s also capability for users to directly link with their bank account or credit card, which makes business expense tracking even more effortless.

For years, real estate professionals and other independent contractors have relied on a paper notebook and odometer to track their miles. We wanted to create an app that uses technology to do all the work for you. Everlance is a set it and forget it solution which allows the end user to focus on selling homes rather than doing paper work.

Everlance is a free app with a premium subscription available for those that want to upgrade. To learn more visit everlance.com or simply download the app from the Apple or Google Play stores.

Alex Marlantes is the CEO of Everlance, San Francisco, Calif.

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
