TF Cornerstone signs 26,000 s/f lease with Gotham Pickleball

Queens, NY TF Cornerstone (TFC) has arranged a new lease signing with Gotham Pickleball, an urban pickleball brand blending competitive play, community and city culture. Gotham Pickleball signed a 10-year, 26,000 s/f lease at 52-37 Second St., TFC’s industrial waterfront building in Long Island City.

The property offers a distinctive industrial setting for Gotham Pickleball to deliver a dynamic, experience-driven atmosphere featuring both indoor and outdoor offerings. The new facility will include six indoor courts, two outdoor courts and flexible space for events and community programming, expanding Gotham Pickleball’s footprint, The new location — its second in Long Island City, specifically — is expected to open in fall 2026.

“Gotham Pickleball will further enhance the neighborhood by creating an active, community-focused space where residents and visitors alike can exercise, gather, and have fun together,” said Steve Gonzalez, vice president of retail leasing at TFC. “Reinvigorating this industrial space for vibrant indoor-outdoor use speaks to the continued evolution of Long Island City and our approach to curating tenants that enhance the character and energy of the neighborhood.”

Created to bring pickleball access to city dwellers, Gotham Pickleball is quickly becoming a leading player in New York City’s pickleball scene. The brand opened its first location — an 8,000-square-foot, four-court facility, also in Long Island City — in December 2024. The new Second Street location will allow Gotham to expand its programming, host larger-scale events and further strengthen its connection to the surrounding area.

“Expanding our presence in Long Island City  to the waterfront marks an important next chapter for Gotham Pickleball,” said David Goldberg, founder of Gotham Pickleball. “The industrial character of the building, combined with the indoor-outdoor layout, gives us the opportunity to create an exciting, immersive environment that reflects our brand and supports the rapidly growing pickleball community in New York City.”

Gotham Pickleball was represented by Jack Gabay of Golden Goose Realty of New York. TFC was represented by Paul Bralower, Brendan Burke and Decio Baio of Pinnacle Realty of New York.
