TerraCRG chosen to market 1787-1793 Broadway

TerraCRG has been retained as the exclusive agent for the sale of 1787-1793 Broadway in the Bushwick neighborhood. Ofer Cohen, Melissa DiBella, Dan Marks, Peter Matheos, and Michael Hernandez of TerraCRG are representing the seller. The 76 ft. x 100 ft. site is zoned C2-3/R6 for a gross 22,800 s/f and is located between Pilling St. and Granite St. There is currently a 7,200 s/f, one-story retail building with a full basement on the property that will be delivered vacant. The property also has 15,600 ft. of available air rights. Broadway is one of the main retail corridors in Bushwick and spans from Williamsburg to Jamaica Ave. in East New York. The street is lined with local businesses and national retailers such as Strauss Auto, Subway, and Rite Aid. In the last few years, Bushwick has become one of New York City's most popular neighborhoods. New construction and conversion rental buildings in Bushwick achieve rents that are often exceeding $45 per s/f. The building is located three blocks from the Bushwick Ave., Aberdeen St. L subway station, which is a thirty minute ride into Manhattan. The Chauncey St. J subway station is just one block away, and the Broadway Junction is only one stop away with access to the A, C, L, J and Z subway lines. The property is also accessible through the B20 & Q24 bus lines that run north and south on Bushwick Avenue. "Bushwick is home to a number of new construction developments," said Matheos, senior associate at TerraCRG. "Thanks to the flourishing art and music scene, and the increase in new housing units, Bushwick continues to attract new residents to the area."
