Year in Review 2018: Blaise Benevenga, Crystal Window & Door Systems

What was your most notable project, deal, transaction or professional achievement in 2018? The most notable window project I led this year was for the new luxury apartment complex The Lenox in Jersey City, N.J. Crystal Windows supplied over 2,000 energy efficient architectural aluminum windows combined to create expansive window walls for this development.

What was your most notable project, deal, transaction or professional achievement in 2018?   Represented the owner of the property at 20 Times Square, New York, New York in connection with its $1.53 billion sale of the property.

What was your most notable project, deal, transaction or professional achievement in 2018? Marketing the former IBM property in Somers, NY as a school campus opportunity. This was one of those rare occasions where you retrofit a building for a different use that actually lays out very nicely. This site has all the key elements necessary for the conversion to work; it’s spacious, interconnecting buildings, as well as housing and residential life and dorm potential.

What was your most notable project, deal, transaction or professional achievement in 2018? After a very lengthy arbitration, we won a very large award on behalf of one of our developer clients who was faced with construction defects and a defaulted contractor.

What was the best decision that you made in 2018 and how did it impact your business? Staying optimistic. Deals will get done in any market, however, it’s best to focus on the right deals. We have a nervous market, but demand for New York City multifamily deals will always be there. People always need a place to live. When today’s sellers and buyers take the advice of brokers and adjust their price to current market conditions, deals get done quickly. Focusing on those deals definitely paid off this year.

What was your most notable project, deal, transaction or professional achievement in 2018? CA Rich recently installed a newly-designed combined soil vapor barrier and passive sub-slab depressurization system uniquely retrofitted within an occupied affordable housing apartment building in the Bronx. The system was needed to “clear the air” inside the building attributable to the historical use of the property.
