Food, Fitness and Beauty will continue to be the big three. Online brands will persist in embracing clicks to bricks. Shoppers need a reason to go to the store and brands will continue to up the ante by offering immersive experiences that are exciting and memorable.

I believe the market will continue to move sideways in the foreseeable future as the pricing disconnect continues between buyers and sellers and interest rates continue to rise slightly. Over the last few years, social media has positively impacted the AEC industry. However, with all of the online noise, it’s become quite challenging to set your firm apart from the rest. As we enter 2019, establishing a clear identity and brand will be essential if you want to pursue new projects, cultivate new relationships and plan for your firm’s future.

The biggest trend in 2019 will be the use of Qualified Opportunity Zones. This provides a whole new method for investors to defer gains tax and increase interest in real estate investments. The tax advantages from Qualified Opportunity Zones have the potential to have a greater impact on the real estate market than 1031s.

Being competitive in the world of commercial real estate is challenging. Planning ahead and anticipating what the market has in store is just one way of maintaining a competitive edge. In my humble opinion, the commercial real estate sector has not kept up with the times with respect to digitalization and social media platforms.

In 2018, there was a resurgence of the economy and that impact has been directly felt in the construction industry. AKF has seen a nice backlog of work for the coming year and we are excited for these opportunities. However, we are beginning to see a slowdown on the multifamily sector, particularly in the condominium development market.

I think, unequivocally, hiring my new partner, Davon Peters, a 10-year veteran of the CRE market in Brooklyn and Queens, who right after joining M.C. O’Brien, Inc., assisted in the disposition of four properties in Brooklyn with an aggregate value of over $36 million.

Earning the trust and respect of a new client who repeatedly tells me, “I am so glad that I chose to hire you and your firm as my accountant.”

I represented Mack Real Estate Credit Strategies in its $380 million construction loan to a Penzance-led venture on a site in West Rosslyn, Virginia, just across the Potomac from Washington, D.C. to fund construction of a 1,200,000 sf mixed use development.

With all of the work we do in various communities, it is hard to say that one project is better than another. However, the 2018 Annual Smart Growth Summit is the event that ties it all together.

We had numerous accomplishments in 2018, including growing our team to 26 certified CRE coaches and our clients earning a record amount in commissions and fees. We expanded our service offerings to mortgage brokerage and banking, and held 2 sold-out live events, and several private events, including one exclusive event with Chase Bank.

The decision to stay diversified within our area of expertise has proven very valuable. We are experts in the world of multifamily housing and hotels but even within these segments there is much diversity.

Lease renewal with both tenants at 4016 Nesconset Hwy, Setauket, Ethan Allen and La Z Boy, for over 30,000 s/f.

Our team has worked hard to lead our clients down the path to identify solutions that best suit their needs. We have focused our attention on the overall user-experience and have developed creative and cost-efficient designs that enhance the experience of the spaces we design.
What was the best decision that you made in 2018 and how did it impact your business?
Staying optimistic. Deals will get done in any market, however, it’s best to focus on the right deals. We have a nervous market, but demand for New York City multifamily deals will always be there. People always need a place to live. When today’s sellers and buyers take the advice of brokers and adjust their price to current market conditions, deals get done quickly. Focusing on those deals definitely paid off this year.
What was the best decision that you made in 2018 and how did it impact your business?
We moved our headquarters from 2,000 s/f in Brooklyn to 5,000 s/f in lower Manhattan. This allowed us to hire experienced talent and expand our team and territory-based approach beyond Brooklyn. For calendar year 2018, we completed 54 Brooklyn property sales (closed and under contract) for $140 million.
What was your most notable project, deal, transaction or professional achievement in 2018?
In 2018, we began the civil engineering design of the new Islanders arena at Belmont Park. One of the most anticipated projects on Long Island, the state-of-the-art arena and surrounding retail development will bring the Islanders back home.

One of my 2018 decisions I am especially pleased with, was participating in CREW Network’s Leadership Certificate Program, providing advanced leadership training and skills to experienced CRE professionals.
