Over the last several years New York City real estate interests have made significant efforts to modernize, freshen up and renovate existing buildings. Renovations are often driven by a desire to keep older existing buildings competitive with newer buildings and most recently as a response to the COVID-19 pandemic (HVAC modifications, changes to workspaces etc.). As a result, the contracting community is often faced with significant construction operations inside a building with existing systems and occupants.
Manhattan, NY According to DNA Development, 350 West 71st St., a conversion project that combines two historic pre-war buildings into one contemporary condominium, is 80% sold. With closings underway and residents living in the building, the
Queens, NY Queens Community Board 2 voted to approve Titan Machine and RXR Realty’s zoning application for a new, 100%commercial building at 42-11 9th St. in Long Island City. The mixed-use development will feature 70,000 s/f of modern industrial space at the building’s base, 270,000 s/f of commercial office space, and 2,900 s/f of ground-level retail. The project is a partnership between Titan, an elevator manufacturing and repair company, and RXR, a leading real estate company.
Brooklyn, NY According to The Arker Companies, in partnership with New York Empire State Development and Homes and Community Renewal, it has opened the two-building first phase of the planned six building, 1,163 unit, 100% affordable housing development, The Fountains in East New York, to low-income residents. Phase one has 332 total apartments for New Yorkers making up to $61,440 for a family of three, which is 60% AMI.
New York, NY Atlas Evaluation & Inspection Services (AEIS), a leading testing, inspection and certification company based in South Plainfield, NJ, has completed testing and inspection on Henry Hudson Bridge, a fixed steel-arch bridge with a double deck of two roadway levels, viaduct and approach structures on both sides of the arch span, and spanning over 840 ft. Originally built in 1935, Henry Hudson Bridge connects the northernmost tip of Manhattan and the Bronx, serving over 62,000 cars per day.

Like most businesses today, commercial property owners are up against unprecedented obstacles. Many are left feeling that investing available funds into their properties is simply not viable. Looking for ways to maximize the value of their assets while decreasing expenses has become paramount. Transitioning properties to renewable energy systems allows commercial property owners to decrease operating expenses leading to immediate net benefits.
This column is offered to help educate agents new to commercial and investment brokerage and serve as a review of basics for existing practitioners. This is a reprint of an article I did in March 2009 at the height of the Great Recession. Given the current economy we see a lot of activity in the leasing arena. Business is on the move, some are growing, some are shrinking; leases expire. Landlords are certainly doing all they can to retain or attract new tenants: reducing rents, forgiving escalations, offering concessions. The landlords fear is vacant space, interruption of their cash flow.
Delay damages have been a hot topic in construction in New York State for over three decades. These damages could be for extended supervision costs, increased labor wages and additional labor costs caused by inefficient work experienced by contractors caused by owner delays. Up until the seminal case of Corinno Civetta, decided by the New York State Court of Appeals, delay damages were available to contractors who incurred additional costs for labor due to delays caused by the owner.

Plainview, NY According to Hunt Corporate Services, Inc., Long Island Pediatric Neurology has leased 3,578 s/f of office space at 185 Express St. David Hunt represented the landlord, Anton Cerrone Associates. “This suite was custom modified to meet the needs of this neurological practice, including exam, testing, and office administration areas,” said Hunt. “In addition, the tenant had a very tight time constraint, which the landlord was able to accommodate. The building is now 100% leased.”
Plainview, NY Schuckman Realty has facilitated the leasing of restaurant space at 1056 Old Country Rd. to Japan Express. Edward Gottlieb, CRX, CLS of Schuckman Realty represented the landlord in a 10-year lease for 1,450 s/f in the Morton Village Shopping Center. Japan Express offers Japanese cuisine for dine-in and take out. Located next to the new Lidl Food Market, Japan Express is one of several new tenants expected to open in the Morton Village Shopping Center this year.
