Retired boxer Frazier and Equiventure form EFF

The EquiFrazier Fund (EFF) is a union between Joe Frazier and Equiventure Capital, LLC. Equiventure Capital has been driving equity and debt into diverse commercial real estate projects throughout the country, and overseas, with the guidance of an executive team comprising over 100 years of investment experience. Frazier has been a legend of boxing and an icon and role model, as well as the face of numerous charitable organizations. Through his own business ventures and commitments Frazier has made it his focus to provide others with guidance and stability. Similarly, Equiventure Capital is renowned for providing guidance and stability to hundreds of developers and real estate investors seeking complex financing. The combination of Frazier and Equiventure Capital in the EquiFrazier Fund will provide the strength required to get the deal done. Co-founded by two real estate professionals with legal backgrounds, Elizabeth Vallone and Jonharold Cicero, the EFF focus will be primarily in providing hard money bridge financing to commercial real estate projects, and secondarily to athletes and entertainers with deferred compensation contracts that need immediate monies collateralized by these contracts. Cicero said, "Equiventure Capital reached out to Joe Frazier to join them in the fund, because he is a true American icon who symbolizes strength and perseverance; something the commercial real estate industry needs right now as well." Vallone said "While the majority of the EquiFrazier Fund's focus will be on commercial mortgage origination, with Joe involved, it makes sense to lend to athletes and entertainers who have contracts to secure the loans." The downturn in the U.S. real estate market has created tremendous opportunities for specific investments, while leaving real estate investors and developers in need of a lending resource that understands these opportunities, and that is capable of meeting the challenges of today's market. EFF also has the ability to limit exit strategy risks for its investors in a way that most commercial real estate financing funds cannot. The downturn has also affected the personal finances of individuals across all spectrums of society, including entertainers and athletes who need money immediately, and are unable to wait for the deferred compensation their contracts are structured toward.

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
