We coach, therefore we set goals with (never for) our clients. Hopefully you have set high impact goals for 2016, and not simply made a few bold, yet meaningless predictions. I would suggest you create “SMARTER” goals for 2016.  Best-selling author Michael Hyatt suggests your goals should be “SMARTER,” that is Specific, Measurable, Actionable, Realistic, Time-Bound, Exciting, and Relevant. We agree. Using Hyatt’s SMARTER definition and approach, here are seven goals that may apply to you and will certain play a part in making 2016 your best CRE year yet: • Specific: Identify exactly what you want to accomplish. “I am going to publish a bi-weekly newsletter.” • Measurable: Quantify the result.  “I am going to attempt 100 prospect calls every week.” • Actionable: Start with an action verb, not a to-be verb. “Meet with two market influencers each week.” • Realistic: Recognize and implement the power of incremental change over time. “Increase my income by 20% this year over last.” • Time-Bound: Set a specific deadline. “I will draft and finalize our new pitch book by January 31.” • Exciting: Make your goals personally compelling. “I will hire an assistant to call on prospects, freeing me up to meet with more prospects.” • Relevant: Make sure your goals are appropriate to the season of your life. “I will read every night for 30 minutes after everyone is asleep.” By setting, tracking and making adjustments to these SMARTER goals you should find 2016 was indeed your best CRE year yet. Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
