Muss Development sells out 865-unit Oceana Condominium & Club

Muss Development LLC's Oceana Condominium & Club has been completely sold out. With all new inventory gone in the 865-unit development and demand strong right to the end, Muss is planning the construction of the 16th building at the 15-acre development in the Brighton Beach neighborhood. "Even in the most challenging economic times since the Great Depression, units at Oceana continued to sell at a solid pace," said Jason Muss, a principal of Muss Development. "Oceana is one of those rare projects that virtually sold itself, as word of mouth from owners brought a steady stream of buyers to the sales office during the life of the project. This unique oceanfront property, with unparalleled quality and amenities, proved to be a great place to live and an excellent investment, as apartment values appreciated steadily over many years as more and more people lived there and friends, relatives and visitors were exposed to the unique lifestyle Oceana offers." Much of Oceana's success is attributable to its amazing array of recreational facilities, including Club Oceana, with its large outdoor pool, children's pool, sundeck areas surrounded by lushly landscaped grounds, a fully equipped and staffed health club and a 6,500 s/f event space and spa with an indoor pool. The community features a remarkable variety of residences, from beautiful two-bedroom homes to magnificent penthouses with sweeping terraces. Prices ranged from $590,000 for two-bedroom units to nearly $2 million for the larger 3-bedroom penthouses. Owners continue to benefit from 15-year tax abatements. The complex is bounded by the boardwalk and Atlantic Ocean, Brighton Beach Ave. and the Manhattan Beach community. This showcase development is situated in one of New York City's most vibrant neighborhoods, just steps from the boardwalk, cafes, shops and a 30-minute express train ride to Manhattan. It also sits just minutes from major highways and is in close proximity to both JFK and LaGuardia airports. Other amenities at Oceana include a one-acre park, a 24-hour staffed gatehouse, parking (mostly underground) for 1,200 cars, beautifully landscaped grounds, around-the-clock security, and high-tech telecommunications. Oceana features a condominium form of ownership maintained and governed by a Homeowners Association. The development is distinguished by its gabled and mansard roofs; abundant, oversized windows; large balconies and strong angular design inspired by classic turn-of-the-century architecture. Oceana received numerous local and national awards, including the 2001 Long Island Builders Institute Award, the 2002 and 2007 Brooklyn Chamber of Commerce Building Brooklyn Award, the 2003 National Association of Home Builders Multi-Family Best for Sale Housing Award and the 2004 National Sales and Marketing Council Best Attached Homes Award. Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
