Merritt Engineering completes Phase IV of the Town School; Multi-phase roofing and façade restoration project
Merritt Engineering completed phase four of the multi-phase roofing and façade restoration project at the Town School, 540 East 76th St. In 2011, water infiltration reported by school personnel and deteriorating conditions of the building envelope prompted a much needed façade and window restoration project at The Town School. The total construction cost for phase 1-3 was $1 million. The construction costs for phase 4 was $300,643. The contractor on the project was Central Construction.
The following is a breakdown of each phase of construction:
Phase I - Playground rooftop replacement (summer 2011)
A modified bitumen roof system, manufactured by Soprema, was installed at the rooftop playground. Once the roof system had been completed, Merritt coordinated the installation of the playground surface with The Town School project team.
Phase II - Façade restoration (summer 2012)
The façade restoration phase of the project consisted of parapet and brick replacement and masonry repointing at the north and east elevations. Because the east façade overlooks the FDR Dr., bridging and protection were coordinated with the NYC DOT.
Phase III - New window installation (summer 2013)
Merritt designed and coordinated a new architectural window opening, along with the façade restoration at the east elevation of the Town School's Settlement House overlooking the FDR Dr.
Phase IV - Façade Restoration of south & west Elevation (began July)
