Founders Message: Will Rogers

Will Rogers was one of the world's most popular celebrities in the 1920s and 1930s and known as "The Ambassador of Good Will" and "The Prince of Wit and Wisdom." He was also the highest paid movie actor in Hollywood and was probably the most quoted human being in the world. Here are a few of my favorites: 1. Never miss a good chance to shut up. 2. If you find yourself in a hole, stop digging. 3. There are two theories to arguing with a woman. Neither works. 4. After eating an entire bull, a mountain lion felt so good he started roaring. A hunter came along and shot him. The moral - when you are full of bull, keep your mouth shut. 5. Long ago when men cursed and beat the ground with sticks it was called witchcraft. Today, it's called golf. 6. The quickest way to double your money is to fold it and put it back in your pocket. 7. Everything is changing. People are taking comedians seriously and laughing at the politicians. 8. The time to save is now. When a dog gets a bone, he doesn't go out and make a down payment on a bigger bone. He buries the one he's got. 9. The worst thing that happens to you may be the best thing for you if you don't let it get the best of you. 10. Don't let yesterday use up too much of today. New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,

July 1, 2025 is the deadline for US banks to begin to adopt Basel III banking standards and July 14, 2025 is the deadline for U.S. banks to adopt ISO 20022 messaging standards. Both will have a significant effect on the banking and commercial real estate (CRE) finance sectors.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

A fresh start - by Shallini Mehra and Amit Doshi

For the past several years, the New York City multifamily housing market has been defined by disruption. The combined impact of the HSTPA rent laws and a sharply higher interest rate environment has fundamentally reduced
