Cuddy of CBRE arranges $2.8 million sale of 6,000 s/f office condo; Worked with Hudson Harbor's owner/developer National Resources

William Cuddy, Jr., executive VP of CB Richard Ellis, Inc. has arranged the $2.8 million sale of an office condo located at 129 West Main St. to Elof Hansson Inc. The office is part of "The Stone House" development, a 20 unit high-end residential project with street level commercial uses at Hudson Harbor's new mixed-use condominium. The space had originally been designed as retail, but the location and ambiance dictated a conversion to office use. The company will relocate from leased space from its current location at 565 Taxter Rd. in Elmsford. Cuddy collaborated with Hudson Harbor's owner/developer, Greenwich, Conn.-based National Resources, LLC to sell the 6,000 s/f first-floor as an office condominium to Elof Hansson. "The Stone House's re-harvested wood beams and use of natural stone offer a truly unique and incomparable work environment for Elof Hansson at Hudson Harbor," said Cuddy. "The amazing views overlooking the Hudson River are just the beginning of the story as Elof Hansson's has access to the property's high-end, luxury resort-style amenities, including fitness center, meeting rooms and overnight guest facilities." Elof Hansson's world headquarters is in Sweden. The property is within walking distance to the local commuter railroad station at the Tarrytown station and nearby restaurants and shops. The Tarrytown station is undergoing a multi-million dollar refurbishment scheduled for completion in 2012. Situated just north of the Tappan Zee Bridge in Tarrytown, NY, Hudson Harbor is a luxury lifestyle, mixed-use waterfront community. The first phase was completed in the summer of 2009 with 36 four-story, three- and four-bedroom townhomes, and 20 single-resident condos, occupying the second and third floors of The Stone House, a condo community with stone-barn styled architecture utilizing salvaged natural building materials. Further residential development and mixed uses are planned for the property. Community amenities feature parks, playgrounds, gardens, a club and spa, a fitness center, an outdoor pool, a five-star restaurant, and a yacht club and marina. Joe Cotter, principal at National Resources LLC commented, "Hudson Harbor's connection to the waterfront and its parkland make it a place where people want to come to work. This, coupled with a green design and a location that does not require a car, transforms the way employees view the workplace." Over the next few years, plans call for building 238 residential units in total and additional commercial space on an adjoining 25 acre site. "After a comprehensive 2 year search, we found the needle in the haystack. It necessitated the conversion of the space to office from its originally designed retail-use and an amendment to the condo plan with the NYS attorney general's office, but it was well worth it. The finished product reflects the professional vision and ethos of Elof Hansson, a world leader in forestry and industrial products", Cuddy said. Cuddy relocated Elof Hansson to Westchester County over 15 years ago from Manhattan and has been its real estate consultant and broker since 1993. Hudson Harbor is conveniently located near I-87, I-287 and the Saw Mill River Parkway, and just a few miles from the Tappan Zee Bridge as well as within walking distance to Metro-North's Tarrytown train station.
