Guilderland, NY According to Crisafulli Associates, the firm has completed the recent sale of 1444 Western Ave.

Michael Crisafulli of Crisafulli Associates represented the purchaser, Northstar Albany Property, LLC and Rudy Lynch, CCIM, of Carrow Real Estate Services, LLC acted for the seller, Western Avenue Associates, LLC. The sales price was $3.475 million.

This off-market transaction was for a 17,000 s/f prime medical office building located between Stuyvesant Plaza and SUNY Albany. St. Peter’s Health Partners and Capital Region Orthopedics are current tenants in the building.

According to Crisafulli Associates, they will stay on as property manager. “The appeal for my client was the combination of the strength in tenancy and premier location, it’s a great property,” Crisafulli said.

Cedric Carter of TD Bank in Latham, provided financing for the deal.
